Executive Pest Management
Methods & Terms of Operation
1. GENERAL
a. Description of IPM program:
This specification is part of a comprehensive Integrated Pest Management (IPM) program. IPM is a process for achieving long term, environmentally sound pest suppression through the use of a variety of management practices. These practices include structural and procedural modifications that reduce pest access, food, moisture and harborage within the environment. Chemical methods are applied only on an "as needed" basis.
b. Contractor Service Requirements:
Executive Pest Management shall furnish all supervision, labor, materials and equipment necessary to accomplish the monitoring, trapping, chemical control methods and pest removal components of the IPM program. The Contractor shall also provide site-specific recommendations for structural and procedural modifications to aid in pest prevention.
2. PESTS INCLUDED IN CONTRACT
a. Executive Pest Management shall adequately suppress the following pests:
i. Indoor populations of rats, mice, german cockroaches, ants, and spiders.
ii. Populations of the above pests outside of the buildings but within the property.
iii. Excluded pests (listed below) emerging indoors.
b. The following pests are excluded from this contract:
i. Birds, bats, snakes, and all other vertebrates other than commensal rodents.
ii. Subterranean termites and other wood destroying organisms.
iii. Mosquitoes
iv. Plant feeding pests
3. INITIAL BUILDING INSPECTIONS AND ESTABLISHMENT OF MONITORING PROGRAM
Executive Pest Management shall make a thorough initial inspection of each building to evaluate the pest control needs of the premises. Executive Pest Management shall identify problem areas and any equipment, structural features or practices that are contributing to pest infestations. Executive Pest Management will then set up a pest monitoring program in those areas that contain one or more of the following: active pest infestation, pest evidence or conducive conditions. Kitchens, Bars and other food service areas will always be included in the monitoring program.
Inspections and establishment of monitoring programs for each facility shall be completed prior to any monthly inspection/treatment schedule.
4. PEST CONTROL PLAN OF WORK
Executive Pest Management shall advise the site Manager of a Pest Control Plan of Work prior to the establishment of the monitoring program. Access to building space shall be obtained through the shift manager.
MONTHLY & QUARTERLY Servicing
a. Service Schedule:
Executive Pest Management shall provide service schedules that include the monthly or quarterly frequency of visits. Executive Pest Management will record the date of each visit in the logbook as well as all services received.
b. Commercial pesticide applicator and licenses:
Executive Pest Management shall provide photocopies of the company Pest Control Licenses for every employee who will be performing on-site services under this contract.
5. RECORD KEEPING
Executive Pest Management shall be responsible for maintaining a Pest Control Service Folder for each site specified in this contract. These records shall be kept on site by the site Manager and maintained on each visit by Executive Pest Management.
The Service Folder shall contain the following items:
a. Pest Control Plan of Work:
A copy of the Pest Control Plan of Work and proposed service schedule.
b. Material Safety Data Sheets (MSDS) to be supplied and held in the Service Folder.
c. Service Records:
All work shall be documented in the Service Folder then signed and dated by Executive Pest Management and the site Manager.
Executive Pest Management will record any pest evidence detected by the monitoring program and the action taken. All chemical applications must be recorded in the ServiceFolder. Application information must include the date, location, product name, and active ingredient and amount of the product used.
6. EMERGENCY SERVICE
On occasion Executive Pest Management may be requested to perform corrective or emergency service(s) that are beyond the routine requests. Executive Pest Management shall respond to these exceptional circumstances and begin the necessary service as soon as possible.
7. USE OF CHEMICAL CONTROL METHODS
Executive Pest Management shall be responsible for application of pesticides according to their proper use.
a. Approved products:
Executive Pest Management shall not apply any pesticide product that is not included in the Pest Control Plan without prior approval of the Manager.
b. Application by need:
Pesticide application shall be according to need and not by schedule. Such chemical control methods shall not be applied unless visual inspections or monitoring devices indicate the presence of pests in a specific area. Preventive chemical control treatments in areas where there is potential for insects or rodents will be evaluated on a case-by-case basis.
c. Minimum risk:
When the application of chemical control products is necessary, Executive Pest Management shall employ the least hazardous materials, most precise application techniques and the minimum quantity of pesticide necessary to achieve control.
8. INSECT CONTROL
a. Emphasis on non-chemical methods:
Executive Pest Management shall use non-pesticide methods of control wherever possible, for example- use of portable vacuum for initial clean-outs of cockroach infestations, winged ants and termites or spider control, and use of trapping devices for indoor fly control.
b. Monitoring:
Sticky traps shall be used to guide and evaluate indoor insect control efforts wherever necessary.
c. Insecticide bait formulations:
Bait formulations shall be used for cockroach and ant control where appropriate.
9. RODENT CONTROL
a. Lockable Rodent Stations Indoor:
Rodent control inside occupied buildings shall be accomplished with Lockable Rodent Stations only. All such devices shall be concealed and in protected areas so as not to be disturbed or impact the operations. Rodent Stations shall be checked every 1-3 Months pending on contract requirements.
b. Lockable Rodent Stations Outdoor:
All Rodent Stations shall be placed out of general view where they will not be disturbed or impact operations. All Rodent Stations shall be attached or anchored to the floor, wall, or other immovable surface so that the box cannot be picked up or moved.
10. STRUCTURAL MODIFICATIONS AND RECOMMENDATIONS
Throughout the term of this contract, Executive Pest Management shall advise the Manger about any structural, sanitary or procedural modifications that will reduce pest access, food, water and harborage. Executive Pest Management shall be responsible for adequately suppressing all pests included in this contract regardless of whether or not the suggested modifications are implemented. The Contractor will not be held responsible for carrying out structural modifications as part of the pest control effort.
